Sell Fire or Water Damaged Property

A fire, a burst pipe, or a slow leak that went unnoticed for too long can leave a property in a condition most buyers will not touch and most lenders will not finance against. Repairing it first means contractor bids, permits, months of work, and money up front, before you even get to a sale. We buy damaged property directly, in the condition it is in now.

What we review

Tell us what happened and when — fire, smoke damage, water intrusion, mold from a slow leak, or damage from a burst pipe or roof failure. We look at the extent of the damage, whether the structure is sound, what permits or work has already started, and where things stand with insurance. A property does not need to be repaired, cleaned up, or even fully assessed before you call.

Insurance and the sale

If there is an open insurance claim, that is a separate process from selling the property, and the two can move in parallel. We are not able to speak to your insurer on your claim or tell you what your policy covers — that is between you and your insurance company or a public adjuster, if you have one. What we can tell you is whether the property, as it sits, is something we can make an offer on, and how an open claim or available settlement might factor into the numbers.

What we will not promise

We will not promise a price before reviewing the property, and the extent of fire or water damage directly affects what a property is worth to us — sometimes significantly. If permits or demolition have already started, that changes the picture too. We will tell you honestly what we see, including if a direct sale does not make sense for your situation.

Questions people ask

Do I need to clean up or demo anything first?

No. We review the property as it sits.

I have an open insurance claim — does that complicate things?

It is something to tell us about, not something that rules out a sale. We will talk through how it factors in once we understand the claim status.

What if the city has red-tagged the property?

Tell us. See also our page on selling a property with code violations, which covers red-tagged and condemned properties specifically.

How fast can this close compared to repairing and listing?

Timing depends on title and your specific property, but a direct sale skips the repair-and-list timeline entirely. We will give you a realistic number after reviewing the property.
