Property Services and Resources
Property comes with paperwork, deadlines, and decisions most people only face once or twice in a life. This section of Bay Area Services exists to make those situations clearer, and to help when you are ready to act on them.
We work with property owners across the Bay Area and California on a few specific things: buying houses and land directly from owners who want a simpler sale, explaining the probate and inheritance process in plain language, publishing free guides on surplus funds and tax sale proceeds, and notarizing the property documents that run through all of it.
Start where you are
Selling a property
- Sell Your House As-Is. For houses that need work, need cleaning out, or just need a simpler path than listing.
- Sell Inherited Property. For heirs and families holding a house that came to them through a death in the family.
- Sell Vacant Land. For owners of parcels they no longer use, including land inherited or held from out of the area.
Guides and resources
- Probate Property Resources. What probate is, who is allowed to sell, and what the court steps look like in California.
- Pre-Foreclosure Options. The choices a California owner generally has before a trustee sale, and the scams to watch for. Information only.
- Behind on Property Taxes? The five-year default timeline and your options before a county tax sale.
Property documents
- Property Document Notary. Deeds, probate and estate documents, powers of attorney, and real estate paperwork, notarized by a mobile notary who comes to you.
More situations we help with
- Sell Property During a Divorce. For couples who need the house resolved without a long listing process.
- Sell a Tenant-Occupied Rental. A sale alone is never grounds to end a tenancy under California law — we review occupied rental property directly.
- Sell Fire or Water Damaged Property. For properties that need more repair than you want to fund before a sale.
- Sell a Property With Code Violations. Open violations, liens, or a red tag, reviewed as part of the property.
- Sell Property as an Out-of-State Owner. Remote sales with mobile notary support for every signature.
- Behind on Property Taxes? The five-year default timeline, your options, and how to sell before the deadline.
Permits and city paperwork help
Separate from the property topics above, we also handle permit work for owners and contractors: building permit expediting and submittal for projects such as re-roofs, tenant improvements, ADU legalization, shade structures, and electrical panel upgrades; city business license renewal handling; PG&E coordination for panel and service work; and permit feasibility guidance before you spend money on drawings.
Recent work includes a re-roof permit filed in San Ramon, a tenant improvement project quoted in Milpitas, and panel permit work in Pleasanton.
Pricing for permit work is flat and stated up front. A simple permit pull is $500 flat. Standard expediting is $2,500 flat. City fees are passed through at cost. Work starts with a 50 percent deposit, and the balance is due on issuance.

Bay Area Services and Notary Experts are connected, and we keep the two kinds of work clearly separate. Notary services are provided by Notary Experts. A notary verifies identity and witnesses or acknowledges signatures, and applies an official seal. A notary cannot give legal advice, cannot tell you what to sign, and does not take part in property purchases or surplus claims. Property inquiries through this section go to the property division, not to the notary appointment book. Nothing on these pages is legal advice, and nothing here is a promise of an offer, a recovery, or an outcome. For legal questions, talk to a California attorney.
