Property Document Notary

Property paperwork runs on signatures, and a surprising number of those signatures have to happen in front of a notary. Deeds being recorded. Probate affidavits. Powers of attorney. Closing documents. When the document is about a house, land, or an estate, it usually matters too much to leave to a walk in counter and a hope.

Notary Experts is the mobile notary service behind this website. A commissioned California notary comes to you, at home, at an office, at a hospital or care facility, or wherever the signing needs to happen, and handles the notarization properly.

Property documents we notarize

  • Deeds: grant deeds, quitclaim deeds, interspousal transfer deeds, and deeds into or out of a trust.
  • Probate and estate documents: small estate affidavits, wills and codicils, trust documents and certifications of trust, and deeds of distribution.
  • Powers of attorney: financial, medical, and real estate powers of attorney.
  • Real estate transaction documents: loan signings and closing packages, purchase and sale documents, and lender or title company paperwork.
  • Affidavits and sworn statements about a property: occupancy, identity, and heirship affidavits among them.

If your document is not on this list, call and describe it. If it is something a notary can lawfully notarize, we will handle it. If it needs an attorney instead, we will tell you that honestly.

How an appointment works

  1. Call or text (510) 417-9089 and tell us the document and the city.
  2. We confirm a time and place. Same day and evening appointments are often available.
  3. Bring the document unsigned, a current government issued photo ID for every signer, and any witnesses the document requires. Tell us about witnesses when you book and we can help arrange them.
  4. The notary verifies identity, witnesses or acknowledges the signatures, and completes the certificate and seal on the spot. You keep the notarized document, and we can help you get it where it needs to go next, such as the county recorder or a title company.

What a notary does, and does not do

A notary verifies identity and witnesses or acknowledges signatures, then attaches an official seal and records the act in a journal. A notary does not draft documents, does not advise you on what to sign, and does not decide whether a document is right for your situation. Those questions belong to the attorney, title company, or lender who prepared the document, and they are worth asking before the appointment, not during it.

One more separation worth stating clearly: the notary never takes part in buying or selling the property itself. If you are also talking with our property division about selling a house or land, the notary appointment is a separate service, booked separately, and the notary’s role begins and ends with the notarization.

Questions people ask

Can you notarize a deed for a house I am transferring to my trust?

Yes. Trust transfer deeds are a routine appointment. Bring the unsigned deed and your photo ID. Questions about whether the transfer is right for your estate plan belong to your estate attorney.

The signer is in a hospital or care facility. Can you come there?

Yes. Bedside notarization is a regular part of this practice, including for probate and estate documents that cannot wait. Call with the facility name and we will work out its entry rules with you.

Can you notarize probate documents before the court case finishes?

Many estate documents, such as affidavits and waivers, are notarized while a case is open, and deeds connected to a sale or distribution are notarized when the executor or administrator has authority to sign them. The notary verifies the signer, not the case status, so bring whatever the court or your attorney has issued.

What does it cost?

Pricing is quoted by phone based on the document, the number of signatures, and travel. Call (510) 417-9089 and describe the document for an exact quote before you book.

Which languages can the appointment run in?

English, Russian, and Farsi. If the signer is more comfortable in Russian or Farsi, say so when you book.

How fast can you get to us?

Same day appointments are often available across the Bay Area, and earlier calls get wider choices. Hours run seven days a week.

Notary services on this page are provided by Notary Experts. Property buying and property resources on this website are a separate division of Bay Area Services, and a notary appointment does not involve the property division in any way. A notary verifies identity and witnesses signatures and cannot give legal advice.
