Sell Your House As-Is in the Bay Area

Some houses are hard to sell the usual way. The roof is old. The kitchen stopped mid remodel. A tenant left it rough. Or life changed and the house simply became one problem too many. Listing a house like that means repairs, cleanout, showings, and months of strangers walking through.

We talk with Bay Area owners about a different route: selling the house in the condition it is in now, to us, without fixing anything first.

What as-is actually means here

You do not repair, paint, clean out, or stage anything. You do not need to empty the garage or haul away what a family member left behind. We look at the house the way it sits, and if it fits what we buy, we discuss a price and a timeline with you directly. If it does not fit, we tell you that too, quickly, so you can move on to a better option.

How it works

  1. You call or send the short form. Tell us the city, the rough condition, and your timing.
  2. We ask a few questions and, if it makes sense, arrange a short visit to see the property.
  3. We review the property, recent sales nearby, and the work it needs. Reviews take days, not weeks.
  4. If the property fits, we talk numbers with you in plain terms, including how the price was reached. There is no obligation to accept anything.
  5. If you decide to go ahead, the sale is written up properly and closed through a title company, the same as any other California home sale. Any documents that need a notary can be handled by our mobile notary, and that notary work is kept separate from the purchase itself.

What we look at

Location and lot, the size and layout of the house, the condition of the roof, systems, and structure, and what similar homes nearby have actually sold for. A house does not need to be pretty. It does need to make sense at a price that works for both sides, and sometimes it will not, and we will say so.

What we will not promise

We will not promise an offer before we have reviewed the property. We will not promise a price over the phone. We will not pressure you with deadlines that do not exist. Selling to a direct buyer usually means trading some price for speed and certainty, and you should weigh that trade with open eyes. For many houses, listing with a good agent is the better move, and we will tell you when we think that is true.

Who this tends to fit

Owners who inherited a house they do not want to fix up. Landlords done with a rental that needs work. Families settling an estate from out of the area. Owners who started a project and want out of it. Anyone whose house needs more work than they want to fund before a sale.

Questions people ask

Do I need to clean the house out first?

No. Leave what you do not want. We price the property as it sits, including what is in it.

How fast can a sale close?

Timing depends on title, paperwork, and your situation. A straightforward sale can often close in a few weeks. We will give you a realistic timeline after the review, not a slogan.

What does it cost me to ask?

Nothing. The conversation and the review are free, and there is no obligation at any point before you sign a purchase agreement.

Are you a real estate agent?

No. We are a private buyer, not a brokerage, and we do not list homes for sale. If listing is the better route for your house, we will say so.

What if the house has a tenant in it?

Tell us up front. Tenant situations are common with rentals, and we will talk through what is possible under California law. Nothing about a tenancy gets decided without proper notice and process.

What if I owe more than the house is worth?

Then a direct sale usually does not work, because a lender has to agree to any short payoff. That is a conversation for your lender and, often, a real estate attorney.
