Sell Vacant Land in California

Vacant land is easy to own and surprisingly easy to forget about, until the tax bill, the weed abatement notice, or the county letter arrives. Owners end up with parcels they inherited, bought decades ago for a plan that changed, or hold in a county they no longer live in. If you own land in California that no longer fits your life, we talk with owners about buying it directly.

What we look at

Land value turns on facts, not appearances. When we review a parcel, we look at:

  • Location and APN, the parcel number on your tax bill, which identifies the land precisely.
  • Zoning and what the county allows to be built there.
  • Access. Whether the parcel touches a public road, an easement, or is landlocked.
  • Utilities. How far water, sewer or septic, and power are from the parcel.
  • Size, shape, slope, and anything that limits building, such as flood zones or fire severity zones.
  • What similar parcels nearby have actually sold for, knowing land sales are thinner and slower than house sales.

None of that requires you to do anything. You do not need a survey, a perc test, or a cleanup before we talk, though any documents you already have are helpful.

How it works

  1. You call or send the short form with the county and APN if you have it.
  2. We research the parcel from public records and tell you honestly whether it is the kind of land we buy.
  3. If it is, we discuss a price in plain terms, including what drove it.
  4. If you accept, the sale closes through a title company, and the deed work can be notarized through our mobile notary service, kept separate from the purchase itself.

Situations we hear about often

Inherited land the family has no plan for. Parcels bought for a future home that will never be built. Owners tired of paying taxes and clearing notices on land they never visit. Estates settling a parent’s parcel along with a house. Owners who tried listing land and watched it sit, because land buyers are a thinner market than house buyers.

Questions people ask

What do you need from me to start?

The county and the APN from your property tax bill are the fastest start. If you do not have the APN, the parcel address or the name on the tax bill usually gets us there.

How is land priced?

By comparable land sales nearby, adjusted for access, utilities, zoning, and buildability. Raw land is worth less than buildable land with road frontage and utilities nearby, and desert or landlocked parcels are worth less again. We will show you the comparisons we used.

Do I need to clear or survey the land first?

No. We review the parcel as it is. If a survey or report already exists, it helps, but you do not need to order one for us.

Can I sell land I inherited if the estate is not settled?

The estate question comes first. Someone has to hold authority to sell, the same as with an inherited house. Our Probate Property Resources page explains that process.

How long does a land sale take?

Once terms are agreed, a straightforward land sale through a title company often closes in a few weeks. Title questions, estate paperwork, or access issues can add time, and we will flag them early.

Will you buy land outside the Bay Area?

We review parcels across California. Some areas and parcel types fit what we buy and some do not. The honest answer comes after the research, which costs you nothing.
